A note on this one: Guam doesn't add a state tax on top of federal — but bona fide Guam residents pay the Guam Territorial Income Tax instead, which mirrors federal brackets and rates dollar-for-dollar. It's not an extra tax, but it's also not a discount. Most active-duty service members keep their Home of Record for tax purposes and generally aren't affected either way; this matters most for civilians and retirees who become bona fide Guam residents. ☀️ Dry Season — Dec to June
Lower humidity, less rainfall, brilliant sunshine. The most gorgeous time of year on the island. Perfect for hiking, beach days, and exploring. Temperatures stay in the low-to-mid 80s°F. This is when Guam is at its very best.
🌧️ Wet Season — June to December
More rainfall, higher humidity, and typhoon risk. Guam and the wider Marianas region are typically affected by tropical storms or typhoons around 6–7 times a year, though most pass without a direct hit. Modern Guam homes are built to a strong code and generally hold up well, but it's a real risk worth taking seriously — 2026 alone has already brought several significant storms to the region. The community is experienced and prepared, and you will be too after your first season.

Fee Simple & Qualifying Leasehold
VA loans go smoothest on fee simple properties — where you own both the land and structure outright. Leasehold properties (common in Guam) can still qualify, but the remaining lease term generally needs to run at least 14 years longer than your loan term. Andersen School District
Serves northern/central Guam: Yigo, Dededo, Barrigada, Mangilao. Generally the most popular option for Andersen AFB and Camp Blaz families.
Southern School District
Serves central-south villages: Santa Rita, Agat, Inarajan, Umatac. Ideal for Naval Station families in the southern half of the island.
Private Schools
St. John's School (K–12, highly regarded), Harvest Christian Academy, and Father Duenas Memorial School are popular private options.
Higher Education
University of Guam (UOG) and Guam Community College (GCC) offer full degree programs in Mangilao — valuable for military spouses pursuing education.

Ocean Life
Tumon Bay, Ypao Beach, Ritidian Point, and Cocos Island offer world-class snorkeling and scuba diving. You'll be in the water every week — it becomes your lifestyle, not a vacation activity.
Surfing & Watersports
Umatac Bay, Talofofo, Boat Basin, and Rick's Reef for surfing. Kayaking, stand-up paddleboarding, and outrigger canoe racing for everyone else. Year-round access, no wetsuit needed.
Hiking & Nature
Mount Lamlam (world's tallest from ocean floor to peak), Cetti Bay Overlook, and Sigua Falls. Guam's jungle interior is genuinely breathtaking and largely unexplored by newcomers.
Food Scene

Japan 3.5 hrs · Korea 4 hrs · Philippines 2.5 hrs · Hawaii 7 hrs. Guam is an unbeatable base for Pacific and Asian travel. A weekend trip to Tokyo becomes completely normal.
Guam Real Estate — What You Need to Know
Guam's real estate market has a few unique characteristics that every buyer or renter should understand before they start searching.
Fee Simple vs. Leasehold
The most important Guam concept. Fee simple = you own the land and structure. Leasehold = you own the structure but lease the land under a long-term lease. VA loans favor fee simple, but qualifying leasehold properties with enough remaining lease term can work too. We'll always flag the ownership type and lease term clearly.
