Where Is Guam?

Guam — A Unique Island in the Pacific

Hafa Adai. If you're PCS'ing to Guam, relocating for work, or simply dreaming of island life — you're in the right place. I'm Jae Lee, and my team has helped hundreds of families find their home on this island. We live here. We raise families here. And we genuinely love it.

Guam is a U.S. territory in Micronesia, about 5,800 miles west of Los Angeles and 1,500 miles east of Manila. It's 30 miles long and 8.5 miles wide — but punches well above its weight in lifestyle, culture, and opportunity. Two things define Guam's character: the ancient Chamorro culture and a significant U.S. military presence at Andersen AFB and Naval Station Guam.

🇺🇸
No passport required for U.S. citizens. Guam operates under U.S. law, uses the U.S. dollar, and Americans have full rights to live, work, and buy property here — exactly like any U.S. state.
🌺

Chamorro Culture

One of the oldest cultures in the Pacific. Fiestas, finadene sauce, red rice, and genuine community warmth. You'll feel at home within weeks.

🪖

Military Community

Andersen AFB, Naval Station Guam, and Camp Blaz create an instant built-in social network for service members and their families.

🌊

Ocean Everywhere

World-class beaches, scuba diving, surfing, and snorkeling — not as a vacation activity, but as your everyday lifestyle.

✈️

Asia at Your Doorstep

Japan in 3.5 hours. South Korea in 4 hours. Philippines in 2.5 hours. Guam's location makes it an unrivaled base for Pacific travel.

Honest Assessment

The Real Pros & Cons of Guam

I'm not going to pretend Guam is perfect — because nowhere is. After helping hundreds of families make the move, here's the completely honest picture.

What We Love About Guam
  • Year-round tropical weather — no winter, ever
  • Zero state income tax — a major financial advantage
  • English-speaking, U.S. dollar — zero adjustment needed
  • Chamorro hospitality — some of the warmest people you'll meet
  • World-class beaches literally everywhere
  • Military community creates instant social network on arrival
  • Incredible food — Filipino, Japanese, Korean, Chamorro fusion
  • Diving, surfing, hiking, watersports year-round
  • Strong and stable real estate market
  • Gateway to all of Asia for travel
What to Prepare For
  • Cost of living 30–50% higher — everything is imported
  • Typhoon season July–November requires annual prep
  • High humidity — takes a few weeks to fully adjust
  • You need a car — limited public transportation
  • Shipping from mainland takes 2–3 weeks longer
  • Specialist medical care may require travel to Hawaii
  • "Island time" — pace of life and services is slower
  • Brown tree snake population (but you rarely encounter them)
💬
Our honest take: For military families, federal employees, and anyone who values lifestyle over square footage — Guam is genuinely wonderful. Most families we've helped who were skeptical before moving end up extending their tours. The island has a way of getting into your heart.

Military savings tip: Shopping at the base commissary and exchange can save your family $400–$700/month vs. off-base shopping. Most military families find their overall cost of living in Guam comparable to their stateside assignment once you factor in OHA, base access, and zero state income tax.
Climate

Guam Weather — Tropical, Beautiful & Occasionally Wild

Guam has two seasons. One is paradise. The other requires a bit of preparation. Here's everything you need to know.

☀️ Dry Season — Dec to June

Lower humidity, less rainfall, brilliant sunshine. The most gorgeous time of year on the island. Perfect for hiking, beach days, and exploring. Temperatures stay in the low-to-mid 80s°F. This is when Guam is at its very best.

🌧️ Wet Season — July to November

More rainfall, higher humidity, and typhoon risk. 1–2 significant storms per year on average. Modern Guam homes handle storms very well. The community is experienced and prepared — you will be too after your first season.

🌀
Typhoon prep 101: Keep a 3-day emergency kit, know your shutters, fill water before storms, and follow Guam Homeland Security alerts. After 6 months on island, this becomes completely second nature. Don't let it deter you — people here live full, happy lives year-round.

For Veterans & Active Duty

VA Loan Guide — Buying in Guam

🏦

VA Loans Fully Available

VA loans work in Guam exactly like the mainland — no down payment required for eligible veterans and active duty service members. We process VA loans here regularly and know every step of the local process.

📜

Fee Simple Properties Only

VA loans apply to fee simple properties only — where you own both the land and structure outright. Leasehold properties (common in Guam) are not VA-eligible. We clearly flag every listing's type so there's no confusion.

🤝

Local VA-Approved Lenders

We work directly with VA-approved lenders based in Guam who understand island appraisals, Guam property law, and the PCS timeline. We'll connect you before you even land on island.

🔑

VA Assumable Loans — Lock Low Rates

Some Guam homes carry existing VA loans at 2.5–3.5% that a qualified buyer can assume — taking over the mortgage instead of getting a new one at today's higher rates. This can save hundreds per month. Ask us which listings have assumable VA loans.

📈

Buy vs. Rent With VA

If you're in Guam for 3+ years, buying with a VA loan is often the smarter financial move. Guam property values are stable, you build equity while stationed, and you can rent the home when you PCS — creating ongoing passive income.

Pre-Approval Before You Land

The Guam market moves fast. Good homes at $350K–$550K get multiple offers. Get your VA pre-approval before your PCS orders are finalized — we'll start your search the moment you're ready, even sight unseen.

💡
Have a VA loan from a previous home? You may still have remaining entitlement to use a second VA loan in Guam simultaneously. Our lender partners can run a Certificate of Eligibility (COE) check for you at no cost. Ask us how →

Southern School District

Serves central-south villages: Santa Rita, Agat, Inarajan, Umatac. Ideal for Naval Station families in the southern half of the island.

Buying & Renting

Guam Real Estate — What You Need to Know

Guam's real estate market has a few unique characteristics that every buyer or renter should understand before they start searching.

📜

Fee Simple vs. Leasehold

The most important Guam concept. Fee simple = you own the land and structure. Leasehold = you own the structure but lease the land. VA loans require fee simple. We'll always flag the difference clearly.

Read our full guide →

Competitive Market

Good homes at $350K–$550K move fast — especially when military families are shopping. Having a pre-approval letter and a local agent who can move same-day makes all the difference.

🏦

VA Loans Available

We process VA loans in Guam regularly. The local appraisal process has Guam-specific nuances we navigate for our clients every week. You don't need to figure this out alone.

🔑

VA Assumable Loans — Lock In a Low Rate

Some Guam homes carry VA loans at historically low rates (2.5–3.5%) that a qualified buyer can assume — taking over the existing mortgage instead of getting a new one at today's higher rates. This can mean payments hundreds of dollars lower per month. Ask us which active listings have assumable VA loans.

Common Questions

Frequently Asked Questions

The questions we get asked most — answered honestly.

Yes — with the right expectations. Year-round tropical weather, no state income tax, English as the official language, U.S. dollar currency, and remarkably warm Chamorro culture. It's genuinely one of the best places to live in the Pacific. The caveat: higher cost of living and relative isolation aren't for everyone. But the vast majority of families we've helped end up extending their tours. Guam has a way of getting into your heart.
No. U.S. citizens don't need a passport for Guam. It's a U.S. territory — Americans can live, work, and purchase property here just like any other U.S. state. Foreign nationals can also purchase property in Guam.
Yes. VA loans are fully available in Guam and we process them regularly. Eligible veterans and active duty can buy with zero down payment. We'll connect you with a VA-approved Guam lender as part of our service.
BAH (Basic Allowance for Housing) is for stateside assignments. In Guam, service members receive OHA (Overseas Housing Allowance) instead. Key rule: OHA is a reimbursement — you get only what you actually spend on rent, up to your rank's cap. Always verify current figures at travel.dod.mil or with your finance office.
Leasehold means you own the home structure but lease the land from a private landowner under a long-term lease. Fee simple is simpler for first-time buyers and VA loan users. Read our full guide: Leasehold vs. Fee Simple in Guam →
Yigo (5–10 min) is the closest. Dededo (10–15 min) is the most popular for families — best shopping and amenities in the north. Barrigada (20–25 min) is ideal for families wanting central location with access to both bases.
Typhoons are real but very manageable. Guam sees 1–2 significant storms per year during July–November. Modern homes built to current Guam code handle storms extremely well. The island community is experienced and prepared — you'll adapt within your first season. The experience is far less scary than mainland media portrays, especially in a properly built home.
Yes. Unlike the CNMI (Saipan, Tinian, Rota), Foreigner can purchase properties on Guam. Citizens of Japan, South Korea, Philippines, and any other country can purchase real estate here. Financing options for non-residents are more limited (typically cash or portfolio loans). We have experience with international buyers — contact us for details.
